We talked with Brandon Kinnaird, Head of Homebuilding at Atmos, to learn what buyers can expect when working with the project managers at Atmos.

Clear Expectations

One of the most important elements of the PM role lies in clear communication and solid expectations. PMs can act as the bearer of bad news, the cheerleader, the voice of reason, and much more. They play a vital role in helping buyers understand the financial implications of their choices. By communicating early and often, PMs help buyers understand how each decision impacts pricing and keeps their budget top of mind. PMs lay the groundwork for a relationship rooted in trust and clarity. 

Lot Due Diligence

Whether you sign on with Atmos before you’ve purchased a lot or after, your dedicated project manager will have your back every step of the way. Buyers who come to Atmos in search of a lot will have a PM on their side to help with lot due diligence. This can include ordering surveys and soil tests to help determine the house placement. 

PMs also help buyers understand how home placement plays into determining the foundation of the home as well as extra clearing and grading costs that would be added if the home was moved in any direction. They run tests to determine the details of the utilities for the future home, like whether it will need a well, a septic tank or city sewer and water. PMs also help relay the financial implications of each of these details so that buyers have the full view of their lot development costs from the very beginning. 

Design Process

Whether you came to Atmos with a lot already selected or you utilized Atmos resources to find a lot, your PM will guide you through the design process. You’ll have two routes to choose from in order to design your home. 

First, you can choose from the in-house digital design selection portal. You’ll choose a home plan and style such as modern or farmhouse, then you’ll be able to customize your selections within your chosen style. From the color of the fixtures to the flooring selections, you can mix and match options to piece together a home that truly speaks to your unique preferences. 

Alternatively, you can work with a custom designer to make high-end selections and customize every last detail of your new home. The first twenty hours of working with a custom designer are covered by Atmos, with the remainder of this cost covered by the buyer. 

Atmos PMs will be at your side to help keep the project on schedule, break down design choices, clarify budget questions and more. 

Weekly Updates

Every week, buyers receive weekly updates from their project manager that detail the progress made on their new home. Buyers can expect photos and the latest details from the build site. PMs will relay information like whether the job is ahead of or behind schedule, whether any supply issues have come up, and which steps have been completed in the last week. 

Open Line of Communication

During business hours, it’s quick and easy to reach PMs. Whether you have a question about the build process or a concern about your design selections, sending a Slack message during business hours will connect you with your PM right away. 

Document Organization

From floor plans to permits, never go aimlessly searching for important documents pertaining to your new home build. Your Atmos PM will keep all documents organized and accessible to you and your builder in the convenient Home Base system. Each client is given a link to their Home Base page to easily search and access paperwork from every stage in the process
