1. Consultation

In this step, you’ll kick things off with your project manager and start looking at your design options. This is also where we can help connect you with financing teams to get pre-approved for your construction loan. 

2. Initial Design

Once we have our footing, it’s time to take a pass at the design of your home. In this step, which will take place in the first month of working with us, we’ll sit down to go over all of your must-have amenities, from garage size to layout to outdoor add-ons like a backyard kitchen. This is where the magic of Atmos truly shines as you get the chance to customize your new home and prioritize each item based on your budget. You stay in the driver’s seat!

3. Deposit

Once you’ve decided that building an Atmos home in Durham is the route for you, you can lock down your choice with a 1% deposit that will later be applied to your down payment. This deposit is capped at $5,000. 

4. Architectural Plan

While we handle land due diligence and lot evaluation to get us in a great spot for building, you’ll drill down on each detail of your soon-to-be home. This takes place in months two and three of the overall process.

5. Pre-Construction Closing

Once the plan is all fleshed out and the details of your lot in Durham have been confirmed, it’s time to close on the pre-construction loan and work on permits to build. At this point, about three months into the process, your remaining down payment of 5-20% will be due to get started on the building process.
