Make the Queen City your own when you build a custom home

In today’s ultra-competitive real estate market, owning a lot gives you a huge head start to creating the home and lifestyle you truly want. But deciding on a builder and decoding the entire building process can feel daunting at first. 

Here’s what you can expect when you build a custom home on your Charlotte lot with Atmos. 

Financial

If you already own a lot, you’ve got a huge piece of the financial puzzle covered already! Now it’s time to finance the home build itself. First, you’ll need to pay a 5% fee to Atmos, which will cover elements like architectural plans, topographic land surveys, a dedicated project manager, an extra two-year warranty on mechanical aspects of the house and an extra 10-year warranty on the structure, and so much more. 

You’ll also need to take out a construction to perm loan, which will require a down payment. The down payment required will depend on whether you plan to take a conventional loan or a jumbo loan. This loan will begin as a construction loan and will be refinanced into a permanent loan about 30-45 days before final closing. 

Pre-Construction

Before your team breaks ground on your new custom home, you’ll need a runway of time for your loan to go through and for Atmos to gather all necessary permits. During pre-construction there will also be soil tests done on your lot if necessary, as well as surveys and a site plan completed. This period generally takes around 90 days. 

Design

Pre-construction is also when you get to design the home of your dreams! In order to choose the details of your new home’s interior, you’ll work with your project manager to review pre-designed packages and choose your styles and features. Or, if you’d prefer to work with an interior designer and hand-pick each and every detail, you can do so for an additional fee. At this stage, you’ll also have the opportunity to add features like solar panels and swimming pools. The sky's the limit!

After you’ve finished making your design selections, you’ll have a final pricing review and sign your contract so that your build can begin! The final pricing review will inform you of the fixed price of your build — no ugly surprises down the road!

Construction

With all the planning and paperwork tied up, it’s time to build your house! Throughout the construction process, you’re welcome to visit your lot on your project manager’s weekly visits. Regardless of whether you come along in person, your project manager will keep you updated on the build process. Plus, you’ll receive 3D virtual tours while your new home is being built!
