Working With the Atmos Design Team to Create Your Dream Home

Learn about the steps of the design process with Atmos

So you’ve bought a lot in your favorite neighborhood and signed on with Atmos—now’s time for the fun part: designing the custom home of your dreams! We spoke with Bryan Scott, Head of Architecture Operations at Atmos, to find out what this process entails. 

1. Plan Selection & Design Change Requests

After securing a lot, you’ll meet with our sales team to talk through everything you’ll need for your home to fit your needs, priorities, and lifestyle. Your input informs the type of home and amenities the Atmos design platform suggests and that will work well with the size and shape of your lot. You’ll also get to decide on changes you’d like to make to the home plan itself, such as adding or removing bedrooms or shifting parts of the layout on a certain level. This step is sometimes referred to as Design Review 1. 

We’ll also help you establish your project budget which helps guide the conversation with the sales team and your Project Manager in order for our design team to present you with options that fit your budget. This way, the team can balance square footage needs with additional preferences to stay within budget. 

2. Architectural Review and Signoff

Sometimes referred to as Design Review 2, this next step involves examining the layout options in your home plan and confirming the overall, big-picture space design for your new home. Using a 3D white model, exterior reviews, and home plan details, you’ll be able to visualize the spatial aspects of your new home design. From there, you’ll work with your Project Manager and the design team to implement any changes you want, starting with big ticket items that change the layout like adding or removing rooms, changing windows and doors or adding vaulted ceilings. Once you’ve nailed down your desired form, shape, and function, it’s time to sign off on this step!

3. Interior Review and Signoff

After nailing down the details of the layout and general design of your new home, it’s time to choose the perfect fixtures and finishes to reflect your personal style. By working with your Project Manager and leveraging the Atmos Design Portal, you’ll be able to view options for interior details like tile, fixtures, and more. With a recently expanded library and selections curated by the design team based on your input and project budget, you’ll have a wealth of options to choose from. 

Prefer a more hands-on selection experience? You can see items in person by visiting local vendors. Once you’ve made your selections, the design team will create a 3D color walkthrough of your home showing off your customized finishes and fixtures as well as exterior renders and detailed plans. 

4. Final Signoff and Beyond

After reviewing the 3D color walkthrough and the exterior renders, it’s time for final signoff! This brings your work with the design team to a close and sends your home project out to bid to partnered builders. Your Project Manager will continue to oversee your home build every step of the way! 

Although you may not always see them, the design team is hard at work to execute on your personal style and priorities to create the custom home of your dreams.
