What updates, walk-throughs, and warranties can buyers expect with Atmos?

Whether you’re building a tract, spec, or custom home, it’s important to find out what is included throughout the process. How will you know about the progress of your new home? Will the builder take care of all necessary inspections? What will the warranty cover? We talked with Brandon Kinnaird, Head of Homebuilding at Atmos, to learn what’s included when you build custom with us.

By making clear the pricing of design selections, materials, and labor, we make it easy to make choices based on trade offs and what you’re ultimately wanting to prioritize. 

Weekly Updates

When you work with Atmos to build your dream home, you’ll be assigned a project manager who will stay by your side throughout the process. This helps smooth out the complex steps and gives you a consistent point of contact throughout your experience. You can reach out to your project manager via Slack during business hours to get a quick response about any questions or concerns. 

On top of that easy line of communication, you’ll also receive weekly updates from your project manager detailing the progress of your new home with a snapshot on what is currently happening and what you can expect to see in the upcoming week. They share 4-5 pictures to show off the construction progress as well. 

Home Inspection

You will receive two Home Inspections during the construction process. One is during framing and before drywall is installed. The second one comes before the house is scheduled to close, at the end. Each Inspection report is reviewed and all items are corrected by the builder prior to moving into the next step. The purpose of these home inspections is to ensure that all construction is up to code and safe for the continuation of the project as well as going through all local code required inspections, so that it doesn’t affect the build—especially financially—further down the line. 

Five Meetings at Home Site

It’s natural to want to see the progress of your very own home build! At five points during the construction process, you’ll have a chance to meet with your project manager at your home site. See how your dream home is coming along and talk through any questions with your project manager in real time. 

Drone Footage

One element that sets apart the Atmos experience? The use of technology. At three points during the construction process, the team at Atmos will utilize drone footage to give you an update on your home. You’ll receive drone footage at clearing, at framing, and upon completion of your home’s construction. Whether you live near your new home or an ocean away, track the progress and receive footage you can always look back on as a home that’s completely yours comes to life. 

Matterport Tours

At the drywall stage and at the very end of the process, buyers receive Matterport tours so they can see turn-by-turn camera footage of their property. 

Warranties

One of the most important details of a new home build is the warranty. You need to know that your investment will be protected if something immediately breaks after you move into your new home! Atmos only works with high-quality, vetted builders and we provide various warranties for excellent coverage. 

When you build with Atmos, your home will be covered by a one-year warranty with Pro Home. This is a workmanship warranty that will cover the items in your home that you can see and feel, such as the drywall, the trim, the light switches, the door knobs and more. If a hinge comes loose or flooring begins to lift, this will be covered by the workmanship warranty. 

In addition, Atmos buyers receive a two-year mechanical systems warranty that covers plumbing lines, electrical lines, ductwork and more. While the mechanisms themselves, such as an air handler unit, will have its own manufacturer warranty, the overall systems are protected by this warranty.

On top of these two warranties, Atmos also provides a ten-year structural warranty. All warranties begin at the close of your new home, not when construction begins.
