11 Easy Steps for Building Your Dream Home

Atmos is changing home building, from design to move-in. By streamlining the entire end-to-end process, we bring together all the people you need, simplify the steps, and eliminate the annoying back-and-forth. That way, it’s easier to build the home of your dreams faster, more affordably, and with only the best industry experts.

We’ve broken down the entire process into a few easy steps so you know exactly what to expect when working with the Atmos team.

  1. Secure your home loan. The Atmos sales team will set you up with a lender to work through financing for your lot and home package at one time, so you only have to worry about one mortgage payment. The lender will share all of the terms, including the down payment, interest rate, loan length, and payment set-up during and after construction so you know exactly what to expect.

  2. Choose your lot and home plan. You’ll work with your realtor and the Atmos team to find the perfect lot for you. Don’t worry—if you don’t already have a realtor, Atmos will set you up with someone who is experienced in your area. After you pick your lot, you’ll also choose your favorite floor plan from our existing designs. Your project manager will review the plan with an architect and coordinate a site plan and soil test to confirm the lot you picked is the perfect spot for your new home.

  3. Choose your interior design. You can pick from our range of interior design styles to totally customize the look and feel of your home. Each style, level, and optional upgrade also has listed pricing for a transparent look at the total cost.

  4. Select any add-ons. You can also choose to add additional elements to your home, like phone outlets or security wiring, landscaping, and a pool. Your Atmos project manager will coordinate meetings with the industry experts you need and add any new costs to the project budget.

  5. Match with your builder. Once you have your lot, home plan, and design selections finalized, your project manager will match you with a builder that meets all the requirements to make your dream home a reality.

  6. Finalize pricing. Your builder will review the lot, plans, and design to create a final construction price that includes demolition, clearing, permitting fees, and anything else that’s needed. Atmos will review pricing with you and your realtor to make sure you know the final total before construction gets started.

  7. Close on your lot & sign your builder contract. Our team will coordinate with you and your realtor to close on your lot. From there, you’ll also sign a contract with your builder and put down your deposit which typically comes to 5-10 percent of the total build price. Once you’ve paid the deposit, your Atmos project manager will coordinate with your builder to answer any questions you have before construction begins.

  8. Secure permitting and kick-off construction. Once you officially own your lot and have a signed contract with your builder, it’s time to start the permitting process, which can take a few weeks. Once your permits are approved, the fun part begins: construction. The construction phase usually takes about six months but will vary depending on the size and style of your home.

  9. Start the building process. Throughout the building process, you’ll have three scheduled walkthroughs with your project manager and builder. The initial walkthrough lets you check in on the progress, while the second two are once the house is nearly complete and help prepare you for closing. Atmos also facilitates two home inspectionsduring the build, and you’ll receive a copy of the report for your records.

  10. Close on your home. Once all of the construction and inspections are complete, it’s time to close on your new home and make things official. Your Atmos project manager will work with you, your realtor, the builder, and the loan officer to set up the closing and let you know exactly what to expect.

  11. Review your warranty. Atmos provides a third-party 2/10 warranty in addition to your builder’s one-year warranty for added peace of mind and an additional warranty on your appliances and smart home technology. (We include a standard smart home package, which can be upgraded upon request). At closing, you’ll receive a warranty booklet with all of the details to have on hand. We’ll also help you schedule an 11-month walkthrough of your home with the builder to take care of any repairs before the one year mark so your home stays in top condition.
