We’re always looking for well-matched partnerships with high-quality builders for our Atmos homebuyers. To help you determine whether a partnership with Atmos makes sense for your team, we sat down with Tracy Delgado, Senior Manager of Land Acquisition, to discuss what builders will work well with us. 

Custom Home focus

The way our model is set up, our clients work with Atmos to design their dream home, buy their lot and finance the build themselves, so we look for high-quality custom home builders that can align with that strategy and goal. While many builders shifted more of their business to spec homes in the past several years, we are seeing most of our builder shift back toward traditional pre-sale custom homes.. Open to New Processes

We’re looking for builders who are looking to innovate in the homebuilding space and are open to building a better and smoother homebuilding process for everyone involved. We want partners who understand that and see the value in innovation, and are eager to evolve in order to improve their business. Atmos wants to improve many of the pain points for builders including: (1) customer acquisition, (2) land acquisition, (3) house plans (architectural and structural), (4) pre-construction due diligence (survey, soils, etc.), and (5) being the point of contact for customers throughout the build process. Builders who are open to this new type of partnership where the front-end complications of a projectare handled for them are a great fit for working with Atmos.

When builders work with Atmos, the goal is to hand off a project on a silver platter, ready for permitting. We want our builder partners to focus on building the homes, plain and simple. 

Building Higher End Homes

Atmos seeks to work with builders whose focus lies in building higher-end homes. Typically our cost of construction (not including land) is $500,000 to $2 million. Often, the partners for Atmos are small to mid-sized builders who complete between five and fifty homes each year. We also want to partner with builders who have a great reputation for the quality of their homes, as well as how they work with customers and partners.

Geography

Generally, we want builders who build in the areas our customers are going. It sounds obvious but builders sometimes overcommit on their reach. In the Raleigh-Durham market, a lot of our activity and builds are in Hillsborough, Chapel Hill, Durham, Cary, North Raleigh, and Apex - so we focus largely on builders in those areas. In the Charlotte market, much of our activity is in Weddington, Waxhaw, Matthews, Mint Hill, and the Lake Norman area. Every municipality has significantly different processes, and we really want our builders to build in markets they know.

Benefits of Working with Atmos

The Atmos structure removes three of the biggest front-end headaches for home builders: finding customers, house plan revisions and selections, and land acquisition.  Partnering with Atmos is a great way to grow your business with more time and capital-efficient projects compared to a normal build. 

In addition, Atmos acts as an ongoing liaison between builders and buyers. This structure allows you to focus on building the home, without as much back-and-forth with customers. Atmos handles site walks, punch out walks, and framing walks with clients directly. Atmos works as a buffer when there are customers needing additional follow-up or clarification throughout the process, so that builders can simply focus on what they do best - building homes
